How will nearby residents benefit from Varsity Station Village?
Varsity Station Village is likely to increase property values for surrounding residents, as well as providing significantly improved shopping and transport options nearby.

The creation of new business outlets in the Village will also create employment opportunities for Gold Coast residents.

When will Varsity Station Village be built?
The Queensland Government will start the process for selecting developers in 2010. Once a developer is chosen, Varsity Station Village will be built in stages over at least a decade.

Who will build it?
Varsity Station Village will be built by developers from the private sector.

The Queensland Government will continue to be a major stakeholder in the project, and will oversee the roll-out of Varsity Station Village during its construction lifetime.

I am interested in opening a business/buying property at Varsity Station Village – when will I be able to enquire about this?
As soon as the principal developer is chosen, the public will be able to talk to the developer about housing or businesses opportunities at the site.

Will Varsity Station Village have a limited number of car park spaces – which will result in people parking in surrounding suburbs?
The final number of car park spaces in Varsity Station Village has yet to be determined, as no detailed planning has yet been done for the proposed future development. The number of spaces will be known once this planning is finalised for the future development.

Varsity Station Village will be designed with an adequate number of car park spaces to service the residential and business components of the Village.

The ultimate proposed development for the site will need to adhere to the car park requirements which will be outlined in the Varsity Station Village Local Area Plan (LAP), a draft of  which has been endorsed by the Gold Coast City Council.

The draft LAP must now be approved by the State Government and be made available for public comment, before being finally approved and incorporated into the Gold Coast City Council Planning Scheme. This should happen in the first half of 2010.

It should be noted that there is scope in the designs of both Varsity Station Village and Varsity Lakes rail station for a significant expansion of car park spaces should they be needed in future. If necessary, parking in surrounding suburbs can be restricted to resident permit holders only.

Will Varsity Station Village create traffic congestion?
The new roads being built around Varsity Station Village were designed to absorb the extra traffic the Village will create.

Varsity Station Village will be a Transit Oriented Development, and will be designed with public transport as the primary means of commuting. It’s located directly beside the new Varsity Lakes rail station, and will also have access to a bus interchange adjacent to the rail station.

How many people will live at the Varsity Station Village?
Varsity Station Village has the potential to accommodate between 600 and 900 residences, possibly accommodating 1,500 to 2,000 people.

Residences will be provided as one to three bedroom dwellings, with the majority of these being located in the Northern Quarter.

How many shops will be at Varsity Station Village?
Varsity Station Village will contain up to 9,200m² of retail floor space, or approximately 15 to 20 shops.

Significantly, there is the potential for Varsity Station Village to accommodate a supermarket, which would be complemented by specialty retail shops designed to support the needs of the local community.

What type of shops will be at Varsity Station Village?
Shops at Varsity Station Village will include a supermarket, newsagents, cafes, restaurants and other small retail outlets.

Will there be parks and public space?
Yes, a number of parks and open public space will be incorporated into the final design.

In December 2009 work was completed on the Robina to Varsity Lakes Rail Extension project. The project built a 4.1km rail line to a new station at Varsity Lakes.
